Pöyry carried out a successful technical and environmental due diligence project in relation to the transaction of 30 properties from the Tapiola Group to Carlyle European Real Estate. Pöyry acted as the vendor's technical and environmental advisor.

The portfolio comprised mainly office properties located in large and mid-sized cities in Finland. The total lettable area of the portfolio was 140 500 m². The due diligence project included condition studies, property management assessments, phase 1 environmental due diligence assessments of the entire portfolio, and phase 2 environmental assessments of a few properties.

Pöyry's large pool of experts was able to carry out the project with a challenging time schedule despite the large size of the portfolio. The project was executed in close co-operation with the vendor and the vendor's other advisors. In order to strengthen the trust of potential buyers, Pöyry's experts provided objective statements to potential buyers and answered questions concerning the technical condition and environmental and authority related risks of the properties.
